What Mold Actually Is

Mold is a natural part of the environment. Indoors, it can become a problem quickly, especially in damp or poorly ventilated spaces. Certain types of mold release spores that can impact air quality and cause health symptoms, especially for people with allergies or compromised immune systems.

At White Hat Services, we focus on testing first so you know what you’re dealing with before making costly assumptions or unnecessary repairs.

Common Signs you Might Have Mold

Visible spotting or discoloration on walls, ceilings, or vents

Increased humidity or condensation in one area

Worsening allergy-like symptoms indoors

Recent plumbing leaks or water damage

Persistent musty odors

Here’s what to expect:

Quick Answers

Answers to the questions we hear most from homeowners.

How soon will I get results?

We give verbal results as soon as they arrive from the lab. Final reports follow within 1–2 business days for standard samples. More complex projects include a clear timeline upfront.

How do I know if I need testing?

There are different reasons for testing your home… Lead: homes built before 1978 may contain lead-based paint. Mold: unresolved water damage or visible growth needs inspection. Asbestos: Colorado requires testing if renovations disturb more than 32 square feet, regardless of build year.

Will testing damage my walls or home?

Yes. We make small openings, about 1 inch square, to collect samples. We take them from discreet areas whenever possible and walk you through the process so there are no surprises.

What if something dangerous is found?

You’ll get a clear report with next steps. We explain what is urgent or not and refer trusted contractors if remediation is needed.

Can you test before I buy or sell a home?

Yes. Buyers and sellers often include environmental testing during inspections. Sellers must approve asbestos sampling since small sections of materials must be removed during testing.

Is it safe for my family to stay in the home during testing?

Yes. Our process is safe, and we take extra care around children, pets, and anyone with health concerns.

What do your reports include?

You’ll receive plain-English results, lab documentation, and clear recommendations, all delivered digitally.
